Terms & Conditions

Please read these terms carefully before making a booking. By confirming a booking you agree to be bound by these conditions.

1. Booking & Payment

A booking is confirmed upon receipt of the deposit and written confirmation from the owner. The deposit is 30% of the total booking value. The balance is due 8 weeks before arrival. Bookings made within 8 weeks of arrival require full payment at the time of booking.

2. Good Housekeeping Deposit

A good housekeeping deposit of £250 is payable directly to the owner 14 days before arrival. This deposit will be returned in full within 7 days of departure, provided the property is left in a clean and undamaged condition. The owner reserves the right to deduct reasonable costs for any damage or excessive cleaning required.

3. Cancellation Policy

More than 8 weeks before arrival: Full refund of monies paid, minus an administration fee of £50.

4–8 weeks before arrival: 50% of the total booking value is refunded.

Less than 4 weeks before arrival: No refund is payable. We strongly recommend that all guests take out comprehensive travel insurance to cover cancellation, curtailment and other unforeseen circumstances.

The owner will make every effort to re-let the property for cancelled dates. If successful, a proportional refund may be offered at the owner's discretion.

4. Force Majeure

The owner shall not be liable for any failure to provide the property or any part of the booking due to circumstances beyond their reasonable control, including but not limited to: fire, flood, extreme weather, pandemic, government restrictions, acts of God, or any other event that makes the property uninhabitable or inaccessible. In such circumstances the owner will endeavour to offer alternative dates or a partial refund at their discretion. Travel insurance is strongly recommended.

5. Dog Policy

One well-behaved dog is welcome at West Barn, free of charge. Additional dogs may be permitted on request — please enquire before booking. Dogs must not be left unattended in the property and must not be allowed on furniture or beds. Guests are responsible for cleaning up after their dogs in the garden and surrounding grounds. Any damage caused by dogs will be deducted from the good housekeeping deposit.

6. Electricity & Utilities

Electricity for normal domestic use within the property is included in the rental rate. EV charging via the 7kW charge point is metered and payable at cost — guests will be invoiced for EV charging usage after departure based on the metered reading. The wood burner initial fuel allocation is included; additional fuel is available locally.

7. Occupancy & Use

The property sleeps a maximum of 4 guests. No commercial events, parties or gatherings beyond the stated occupancy are permitted. The property is strictly no smoking indoors. Check-in is from 4:00pm and check-out is by 10:00am. Early check-in or late check-out may be arranged subject to availability — please enquire in advance.

8. Owner's Right of Access

The owner or their representative reserves the right to access the property at any reasonable time for maintenance or inspection purposes, with prior notice given to the guest where possible.

9. Complaints

Any issues arising during your stay should be reported to the owner immediately so that they can be addressed. Complaints raised after departure cannot be considered as the owner was not given the opportunity to resolve them during the stay.

10. Liability

The owner accepts no liability for any accident, injury, loss or damage to guests or their property during the rental period. Guests use the hot tub, gym equipment and all facilities at their own risk. The owner accepts no liability for any failure of utilities such as electricity, broadband or water supply, though every effort will be made to resolve any issues promptly.
